In-depth feasibility studies have identified a significant need for additional living options for the retirement population in the Leamington and surrounding area. Piroli Group Developments has been working to develop a high quality, three-phase residential complex that will address the identified needs for living requirements for the area’s retirees.

Phase 1, a luxury condo-style rental apartment building called Seacliff Heights, is already well underway. Seacliff Heights will be ready for occupancy in the summer of 2016.

Seacliff Heights Overview

Seacliff Heights is the first of a three-phase residential project that is targeted towards the aging population of Leamington and surrounding area. This first phase is a 105-unit luxury rental apartment building that features over 20 different floorplans for tenants to choose from a variety of amenities and upgrades not available at other rental buildings in the area.

Construction of Seacliff Heights began on March 15, 2015 and is slated for occupancy on June 1, 2016. The suites are a mix of one-bedroom, one-bedroom plus den, and two-bedroom layouts range from 766 sq. ft. up to 1,474 sq. ft., and feature open-concept living areas, spacious master bedrooms, walk-in closets, in-suite laundry room with side-by-side washer and dryer, individually controlled thermostats, granite countertops, high-end fixtures, and designer details.

As the newest building in Leamington in over 30 years, the condo-style amenities are unique to Seacliff Heights.

As of March 1, 2016, the building is over 35% rented, which is well above industry pre-leasing standards. Seacliff Heights is projected to be a minimum of 50% pre-leased by June 1, 2016. This demonstrates a high demand for the all-inclusive, luxury lifestyle that the complex will deliver. It also supports the information discovered through the feasibility study in regards to the rental prices.
